Arjan is the earliest-stage community on this list, and we are straightforward about what that means.

The case for it is position and stock. It sits directly beside Dubai Hills Estate and Barsha South, it connects quickly to two major roads, and almost everything in it is new — which means current layouts, current specifications and no thirty-year-old building systems to inherit.

The case against it is that it is not finished. Amenities are still arriving, construction is still visible, and anyone telling you exactly what Arjan will look like in five years is guessing. If you have time and you would rather buy into a community while it is being made than after, it deserves a look. If you need a settled neighbourhood on the day you move in, we would point you at JVC instead.
