A small Dubai brokerage that would rather tell you what is wrong with a building than sell you it.
Inca is a small property brokerage in Dubai, working on both ready and off-plan property across the city. What makes it small is deliberate: we would rather know a place at building level than claim every postcode equally, and we tell you which is which.
We work on both sides of a transaction — buyers and sellers, landlords and tenants — and across the whole range, from a studio to a family villa. That is not a marketing line about inclusivity. It is the practical reason the business works: the person buying a first studio in JVC is frequently the same person buying a second property four years later, and treating those two conversations as different in importance would be a strange way to run a brokerage.
Slowly, at the start.
Before we send you anything we want to understand what the money is actually for. A home you intend to live in, a yield you need to hit, and a way to hold value outside your own currency are three genuinely different searches. They lead to different communities, different buildings and different unit types, and most of the expensive mistakes we see come from someone being sold the second thing when they wanted the first.
After that, the job is mostly subtraction. There are a lot of properties in Dubai. Our value is in the ones we tell you not to look at.
The things a listing page has no incentive to mention.
Which towers have service charges that have climbed hard enough to change the maths on a rental yield. Which handover dates have already moved twice. Which “sea view” is a view of the sea between two other buildings. Which communities are genuinely finished and which are still a construction site with a show apartment in the middle of it.
Some of that costs us a sale. It is also the entire reason our clients come back, and why a meaningful share of our work now arrives through people we sold to years ago rather than through advertising.
Two things, and we would rather write them down than not.
The first is to be the brokerage in this city with the best actual knowledge — not the largest, not the loudest. The second is to be a good place to work, which in this industry is rarer than it should be and shows up directly in how clients get treated.
We would rather be your broker for ten years than for one deal. Everything above is what that costs us, and why we think it is worth it.
